Loft insulation typically costs £500–£1,200 for an ordinary 3-bed semi in 2026, from around £300 for a terrace up to £1,800 for a large detached home. It's the fastest-paying-back improvement in the average house — and, in my experience, the one most likely to have been fitted with something important overlooked.

Loft insulation is the cheapest, quickest energy upgrade available to most UK homes, and unlike some of the bigger-ticket retrofit measures, the sums genuinely stack up. Fitted in 2026, the loft insulation cost for a typical 3-bed semi-detached house runs about £500–£1,200, with a 2-bed terrace nearer £300–£700 and a larger detached house or bungalow £900–£1,800. Materials alone work out at roughly £15–£40 per square metre depending on what's used, and on a house that's had none before, it's commonly the fastest-paying-back job you can do — often inside two to five years.

What actually moves that number is less about the size of the house than you'd expect, and more about where you're starting from. Topping up thin, decades-old insulation to today's 270mm standard is a different job — and price — from insulating bare joists for the first time. A boarded loft with a water tank, cabling and an awkward trussed roof costs more again than an easy, clear one with nothing in the way.

I don't fit insulation for a living — I survey buildings, plenty of which already have loft insulation someone else put in — so this is a straight read on what it costs in 2026, the grants still running, and the two things I most often find missing from a loft that's just been "done": ventilation left blocked at the eaves, and a water tank quietly left unlagged in a loft that's now a lot colder than it used to be.

The short answer

Figures below were checked on 25 July 2026 against current Checkatrade, MyBuilder and HomeOwners Alliance cost guides. As with most trades, the South East and London tend to sit toward the top of these ranges, and the figures assume a straightforward job — existing insulation topped up, or first-time quilt laid at joist level.

Those bands sit close to Checkatrade's reported average of around £930 for a 3-bed semi in 2026, and to the £825 figure the HomeOwners Alliance gives for the same size house. If you're doing the job yourself rather than paying a fitter, budget on roughly a third to a half of the professional price — the insulation material is genuinely inexpensive; labour and access are what you're mostly paying for.

What drives the price

Where you're starting from. Most homes built before the 1990s originally had far less than today's recommended depth, if any. Topping up existing insulation from around 100–120mm to the current 270mm standard is materially cheaper than fitting bare joists from scratch, because you're buying and laying less material and the job takes less time.

Loft area, not house floor area. You're paying to cover the loft footprint, so a bungalow — where the whole ground floor sits under one big roof — typically costs more to insulate than a two-storey house of a similar floor size.

Access and obstructions. A boarded loft needs the boards lifted before insulation goes down, which adds labour. A water tank, pipework, cabling and a modern trussed roof (the W-shaped timber trusses used in most homes since the 1960s) all slow a fitter down compared with an old-style cut roof with clear joists and open space to move around in.

Material. Mineral wool quilt, laid across and between the joists, is the cheapest and by far the most common choice, at roughly £8–£17 per square metre. Blown loose-fill costs a little more and suits awkward, obstructed lofts. If you're converting the loft rather than just insulating the floor, insulation goes in at rafter level instead, usually as PIR board at £30–£40 per square metre — a materially bigger job. Spray foam applied directly to the underside of the roof timbers is the one I'd flag hardest: it's now a well-documented mortgage problem. Several major lenders, including some of the UK's largest, decline or restrict mortgages on properties with spray foam in the roof, because it can trap moisture against timber and makes the roof structure impossible for a surveyor to inspect properly. If a quote proposes spray foam, ask what happens the next time the house is sold or remortgaged — not just what it costs today.

Fastest payback in housing — is it worth it?

Almost always, yes, and it's one of the few retrofit jobs where the answer doesn't really depend on the house. Current estimates for taking a previously-bare 3-bed semi to the recommended 270mm depth cluster around £150–£300 a year in lower heating bills, though figures vary more widely than that between sources depending on the fuel price assumptions used — some put it as low as £135 for a modest top-up, others considerably higher for a home going from genuinely nothing to fully insulated. On a £500–£1,200 job, that typically means the work pays for itself within two to five years, after which it's simply money saved every winter.

The other lever worth knowing about is DIY. Loft insulation is one of the few jobs in this trade that's genuinely suited to a confident homeowner: laying mineral wool quilt between and across joists in a clear, accessible loft doesn't need specialist skill, and doing it yourself typically halves to two-thirds off the professional price, since the material is cheap and labour is the main cost being saved. It stops being sensible DIY territory the moment the loft is boarded throughout, has a conversion or awkward trusses, or the existing insulation needs removing first — particularly if it's old enough to raise an asbestos question, which some pre-1980s loose-fill insulation does.

Where I see it go wrong

This is the section a price comparison site won't give you, because it's not about cost at all — it's about what a rushed or badly-briefed installer leaves behind.

Blocked eaves ventilation. A cold, unconverted loft is supposed to stay ventilated: fresh air moving in at the eaves stops moisture-laden air from the house condensing on the underside of the roof felt or sarking board. Insulation laid right to the outer edge of the loft, filling the gap above the eaves where the roof meets the wall, blocks that airflow. The result, months or years later, isn't visible from inside the house — it's condensation forming unseen on the roof timbers, which over time can lead to rot in the rafters and felt. A competent installer leaves a clear air gap at the eaves, sometimes using proprietary eaves ventilation trays to hold the insulation back and keep the path open. It's a five-minute detail that's easy to skip and expensive to fix once timber has started to go, and I check for it with a thermal camera on any loft I'm asked to look at.

The tank and pipes left unlagged. Insulating at joist level does exactly what it's meant to — it stops heat from the rooms below leaking up into the loft. The side effect is that the loft itself becomes noticeably colder in winter than it was before, because that leaked heat used to keep it a few degrees above outside temperature. A cold water tank, ballcock and any exposed pipework sitting above the new insulation need lagging separately, and the loft hatch itself needs draught-proofing and its own insulation pad. This is the single thing I find missed most often after a loft insulation job, and it's a genuine frozen-or-burst-pipe risk in a hard winter, not a theoretical one.

Warm loft vs cold loft. If there's any prospect of converting the loft later, insulating at joist level (a "cold loft") is the wrong approach — you'd need to strip it out again and re-insulate at rafter level (a "warm loft") for the conversion. It's worth saying so to whoever quotes if a conversion is even a five-year possibility, since redoing the job properly first time is cheaper than doing it twice.

Grants: what's actually available in 2026

The Great British Insulation Scheme (GBIS), which didn't require a means-tested benefit, closed to new applications on 31 March 2026 — it isn't running any more, whatever an older article might suggest.

The Energy Company Obligation (ECO4) remains live, extended from its original March 2026 end date to 31 December 2026. If you receive a qualifying benefit — Universal Credit, Pension Credit, income-based JSA or ESA among others — and your home has an EPC rating of D, E, F or G, loft insulation can be fully funded. For ECO4 specifically, existing insulation generally needs to be under 100mm for a top-up to qualify, and the loft needs safe, accessible headroom of at least 1.2m.

Alongside ECO4, LA Flex lets your local council widen eligibility beyond the standard benefits list, often to households on a lower income without benefits. And since April 2026, the Warm Homes: Local Grant has become the newer route for England, administered council by council, offering funding toward insulation and other efficiency measures for households with an income under roughly £36,000 a year or a home with an EPC of D or below. It runs until March 2028, but capacity and application windows vary a lot by council — some areas already report waiting lists — so check with your own local authority rather than assuming it's open.

What I'd watch for in a quote

  • Confirmation the eaves will be left ventilated, ideally with eaves trays mentioned specifically, not just "insulation to the edges."
  • Tank and pipe lagging included, or at least flagged as something you need to sort separately — don't assume it's covered.
  • The material named on the quote, matched to what the loft's actually for. Mineral wool quilt for a storage-only cold loft; PIR board at rafter level if a conversion is on the cards; and real caution before agreeing to spray foam anywhere near the roof structure, given the current mortgage picture.
  • What happens to old insulation being removed, particularly in an older property — ask directly whether it's been checked for asbestos before it's ripped out and bagged.
  • TrustMark or PAS 2035 accreditation if the work is grant-funded, which is a funding condition, not an optional extra.
