Drone roof
surveys.

A drone roof survey lets me photograph a roof close up — chimney, ridge, valleys, flashings and gutters — without a scaffold, a tower or anyone up a ladder. I’m a building surveyor and a CAA-registered drone pilot, so you get the pictures and someone who can tell you what they mean. Kent, Sussex, Surrey and London.

What a drone roof survey is

Most roof problems live exactly where you can’t see them from the ground: the back slope, the far side of the chimney stack, the valley behind a dormer, the hidden gutter behind a parapet. The traditional answers — a scaffold tower, a cherry picker, or a roofer walking the tiles — are slow, expensive, and in the roofer’s case not exactly impartial about whether you need a new roof.

A drone gets a camera up there in minutes. I fly a small aircraft over the roof and take high-resolution photographs of every elevation, then go through them with you in plain English: what’s sound, what’s worn, what’s worth watching and what needs attention now. It is the quickest, safest and usually the cheapest way to get an honest look at a roof — and because I survey buildings for a living, the report is a surveyor’s read, not just a set of pretty pictures.

What I can inspect from the air

  • Roof covering — slipped, cracked, delaminating or missing tiles and slates; moss and vegetation; patch repairs and mismatched replacements.
  • Ridges and hips — loose or cracked ridge tiles, failed mortar bedding, and where dry-fix systems have or haven’t been used.
  • Chimney stacks — spalling brickwork, open joints, cracked or missing flaunching around the pots, and the state of the lead flashings and soakers.
  • Valleys and abutments — debris, splits in valley linings, and failing flashings where a roof meets a wall, dormer or extension.
  • Gutters, fascias and soffits — blockages, standing water, splits and rot, and the tell-tale staining that links a roof defect to the damp showing up inside.
  • Flat roofs — ponding, blistering, splits and lap failures on felt, EPDM and GRP, seen from directly above rather than guessed at from a window.
  • Solar panels — a visual check of mounting, obvious damage and debris, from a safe distance.

Honest about scope — what a drone can’t do

I’d rather set expectations correctly than oversell. A drone roof survey is a visual inspection of the outside of the roof. It is superb for that, and often shows more than a person on the tiles safely could. But it has limits, and you should know them:

  • It doesn’t see inside the roof structure — rafters, battens, felt and insulation still need a look in the loft.
  • My aircraft is a compact camera drone. It captures excellent high-resolution stills and video for condition assessment; it is not a thermal-imaging or photogrammetry rig, so I don’t offer measured 3D models, orthomosaic mapping or roof thermographic surveys. If you need those, I’ll tell you and point you to someone who does.
  • Weather rules. I don’t fly in rain or strong wind — it’s unsafe and the images suffer — so occasionally a visit has to move a day.

Flown properly and legally

Flying a drone for money is regulated, and plenty of people offering “drone surveys” cut corners on it. I don’t. I’m registered with the Civil Aviation Authority with both a Flyer ID and an Operator ID, I carry commercial drone insurance that meets the EC 785/2004 requirement, and I fly a sub-250g aircraft in the CAA’s Open category — the correct, lawful basis for residential roof inspection work of this kind.

Before every job I check the airspace and any flight-restriction zones — this corner of the South East sits under Gatwick’s, and parts of it near other airfields — and I only fly where it’s safe and permitted, with the operator’s and neighbours’ privacy respected. If a site can’t be flown, I’ll say so before you’re charged, not after.

On its own, or with a survey

You can book a drone roof inspection as a standalone job — useful before buying, after a storm, when a leak appears, at the end of a roofer’s guarantee, or when a managing agent or insurer wants evidence of a roof’s condition. Or add it to a building survey, where it earns its keep twice over: I’m already on site, and the aerial view of the roof slots straight into the wider report on the property.

It also pairs naturally with the rest of what I do. A drone shows the roof; a look in the loft and a damp meter reading inside tie a stain on a ceiling back to the slipped tile that caused it. That join — outside to inside, cause to effect — is the bit a photo-only drone operator can’t give you.

What you’ll get

A set of high-resolution, labelled photographs of each roof elevation and every point of interest, with a written plain-English condition summary: what I found, how serious it is, and what I’d do about it and in what order. Where it helps, short video clips too. Enough to make a decision, negotiate a price, brief a roofer, or simply stop worrying.
