Cavity wall insulation is usually sold as the cheapest, quickest win in home energy efficiency, and on the right house that's a fair pitch. Fitted in 2026, the cavity wall insulation cost for a typical 3-bed semi-detached house runs about £1,500–£2,900, with a small flat or mid-terrace nearer £600–£1,200 and a large detached or period property £3,000–£5,000 or more. Most installers price it at roughly £15–£30 per square metre of wall, and on a suitable house it commonly pays for itself in lower heating bills within about five years.
What that headline number doesn't tell you is whether your walls should be filled in the first place. Cavity wall insulation has been installed in an estimated 13 million-plus UK homes since the 1980s, and a meaningful share of those installations went into walls that were never really suitable — too exposed to driving rain, already damp, or with defects that the insulation then bridges rather than fixes. The regret, when it comes, doesn't show up on the invoice. It shows up as a damp patch eighteen months later, and a removal bill considerably bigger than the original job.
I diagnose buildings for a living and I don't install insulation, so I've no stake in whether you go ahead. This is a straight read on what cavity wall insulation costs in 2026, what actually drives the price, the grants still running, and — the part most cost guides skip — the surveyor's view of when it makes damp worse instead of better.
The short answer
Figures below were checked on 24 July 2026 against current Checkatrade, MyBuilder, MyJobQuote and The Eco Experts cost guides, cross-referenced with Energy Saving Trust typical-cost data. As with most trades, the South East, Surrey and London tend to sit toward the upper end of these ranges.

Those bands sit close to the Energy Saving Trust's typical figure of around £2,200 for a home in Great Britain, and to the £950–£4,600 and £1,000–£4,600 ranges quoted by Checkatrade and The Eco Experts respectively. If a quote lands well outside these bands in either direction, ask why — a very cheap price often means a very quick, unsurveyed job.
What drives the price
Wall area, not floor area. You're paying to fill a void behind the brickwork, so the number of external walls and their height matters more than the size of the rooms inside. A detached house with four exposed elevations costs more than a mid-terrace with two, even at a similar floor size.
Material. Mineral wool (rock or glass wool, blown in as loose fibre) is the cheapest and most common option in UK homes. EPS beads, bonded with an adhesive as they're injected, cost a little more but resist moisture better, which matters in exposed locations. Polyurethane foam has the best insulating value per millimetre but is less forgiving to remove if something goes wrong later, and it can shrink over time if poorly installed.
Access and cavity condition. Scaffolding-free ground and first-floor walls are quick to drill and fill. Steep roofs, conservatories in the way, render that needs matching afterwards, or a cavity partly blocked with old debris all add time and cost.
Region. Installers in the South East, Surrey and London carry higher overheads, and that shows up in the quote the same way it does for any trade.
When cavity wall insulation makes damp worse
This is the part worth reading slowly, because it's the one a fitting-only quote won't cover. A cavity exists to stop rain that gets past the outer brickwork from ever reaching the inner leaf — a gap of air does the job. Insulation that fully fills that gap can, in the wrong conditions, turn into a bridge instead: moisture that lands on the outer skin now has a continuous path of material to travel across to the inner wall, rather than a gap it has to jump.
Whether that happens comes down to exposure and to the condition of the wall before anyone drills a hole in it. BRE guidance splits the country into exposure zones based on wind-driven rain, and the broad industry consensus is that standard full-fill cavity insulation is best suited to the lower-exposure zones — most of the Midlands, the East and the South East. The higher-exposure zones — much of Wales, the west coast of Scotland, Cornwall, Devon, Somerset and parts of the North West coast — carry meaningfully more risk, and in the most exposed spots a reputable installer should either recommend a moisture-resistant material such as EPS beads, or advise against filling at all.
Exposure isn't the only trigger. A wall can fail even in a sheltered spot if it has existing defects that a pre-installation survey should catch and didn't: perished or badly raked mortar pointing, cracked or spalling brickwork, a damp-proof course that's breached or sits too close to ground level (guidance generally looks for at least 150mm, roughly two brick courses, of clear DPC above external ground), defective guttering or downpipes soaking one section of wall repeatedly, or a cavity narrower than about 50mm that leaves too little clearance for the insulation to sit clear of the inner leaf. Debris and mortar droppings left in the cavity during the original build can act as a bridge on their own, with or without insulation added on top. None of this shows up from the street — it's exactly what a proper cavity survey, done before drilling, is meant to find.
One more thing worth knowing if your house is roughly 1960s to early-1980s vintage: wall ties from that era were often galvanised to a lower standard than either earlier or later builds, and they corrode with age. A corroding tie isn't itself a reason to avoid insulation, but it is a reason for whoever surveys the wall to actually open one up and look, rather than assume.
The honest summary: cavity wall insulation, properly assessed and properly installed, does not generally cause damp. The failures that give it a bad name almost always trace back to a wall that was unsuitable from the start, or a survey that was really just a sales visit. If you're on a badly exposed site, in an older property, or you've had damp issues before, that's the point to bring in someone independent of the installer — not after the render's gone patchy.
Grants: what's actually available in 2026
The Energy Company Obligation (ECO4) remains the main funded route for cavity wall insulation in 2026, following a nine-month extension that pushed its end date from March to 31 December 2026. If you receive a qualifying means-tested benefit — Universal Credit, Pension Credit, income-based JSA or ESA among others — and your home has an EPC rating of D, E, F or G, cavity wall insulation can be fully funded, delivered through your energy supplier or an accredited installer rather than a direct government grant.
If you don't qualify on benefits, ask your local council about LA Flex (Local Authority Flexibility), which lets councils set their own eligibility, typically based on household income in the region of £31,000–£38,000 a year, or on a household member having a health condition made worse by cold. The Great British Insulation Scheme (GBIS), which offered a route without a benefits test, closed to new referrals in early 2026 — don't chase it, it isn't running any more.
Whichever route you use, ECO4's whole-house approach means the installer's survey should look at your property properly, not just tick a box for cavity fill. Be wary of any "free insulation" cold call that skips the survey entirely.
What I'd watch for in a quote
- A proper pre-installation survey, in person, that checks exposure, cavity width, wall condition and the damp-proof course — not a five-minute look from the pavement.
- A CIGA-registered guarantee, and proof it's actually been paid for. The Cavity Insulation Guarantee Agency provides a 25-year, industry-wide guarantee (rectification capped at £20,000) for registered installers, but some firms substitute their own, thinner warranty — ask to see the certificate, not just the promise.
- TrustMark or PAS 2035 accreditation if the work is grant-funded; this is a condition of ECO4 funding, not an optional extra.
- The material named on the quote, matched to your exposure — mineral wool is fine in sheltered spots, but a coastal or exposed elevation should be getting EPS beads or a considered "no" for that side of the house.
- A fixed price before drilling starts, and clarity on how many boreholes are needed and where they'll be made good afterwards.
