An RdSAP assessment lives or dies on floor area. Get the measurements wrong and everything downstream — the heat demand, the rating, the recommendations — is wrong with them. So the laser measure is not an accessory in the survey bag; it is the bag. It gets used in every room of every house I visit: ceiling heights in loft conversions, external runs down the side of terraces, room dimensions taken from the doorway while the owner’s dog investigates my boots.
The good news is that this is a mature product category. The measuring engine inside a £30 unit and a £500 unit is doing broadly the same job, and both will tell you a bedroom is 3.42 m wide. Accuracy where it matters. Almost everything on the market claims ±1.5–3 mm. For floor plans, any of those numbers is fine — RdSAP conventions round to two decimal places and a house is not built to millimetre tolerances anyway. What matters more is repeatability: fire three shots at the same wall and a good unit gives the same answer three times. Cheap ones sometimes don’t, especially at range or against dark surfaces.
Continuous measure and a proper reference edge. Continuous (tracking) mode — where the reading updates live as you move — is how you find the true perpendicular distance in a room that isn’t square, which is most rooms built before 1950. And the unit must let you measure from its back edge, front edge, or a flip-out end-piece hooked over a reveal. This is used constantly.
The calculations that earn their keep. Area and volume, addition and subtraction, and a Pythagoras function for heights you can’t reach — a gable peak, a ridge line from the pavement. Anything beyond that is mostly menu clutter.
Bluetooth that actually connects. If you draw floor plans on a tablet — magicplan, CubiCasa, Leica’s own DISTO Plan, Bosch MeasureOn — a measure that pushes each shot straight into the drawing saves real time and removes transcription errors. The flip-out end-piece registers cleanly over window reveals and skirtings, continuous measure is one button away, and the Pythagoras functions behave predictably. If the D2 didn’t exist this would be the pick, and for some people it’s the better buy anyway. Range is the most oversold number in the category. A 100 m or 150 m rating is achieved in laboratory conditions against a reflective target. Indoors, in a house, the longest shot you will realistically take is the length of a hallway or an open-plan ground floor — call it 15 m. Even measuring external elevations rarely goes past 30 m. Paying extra for range alone is paying for a number on a box.
Accuracy claims are ISO-condition figures. ±1.5 mm assumes a co-operative target at moderate distance in reasonable light. Real houses have dark feature walls that absorb the beam, gloss tiles and mirrors that scatter it, and net curtains that catch it early. The practical skill is knowing when to distrust a reading — if a room comes back 6.8 m and your eye says five, the laser has gone through a window. Good units fail loudly (error message); cheap ones sometimes fail quietly (a confident wrong number).
The tilt sensor is quietly the most useful “extra”. Smart-horizontal mode — measuring over a parked car or a hedge and letting the unit trigonometrise the true horizontal distance — is the feature I’d rank first after plain distance. Conversely, the two-shot and three-shot Pythagoras heights are only as good as your pivot discipline: both shots must be taken from exactly the same point, which is harder than the manual implies.
Bluetooth is either essential or irrelevant. Questions I get asked
How accurate are laser measures?
The honest answer is: more accurate than the building. Decent units are rated at ±1 mm to ±2 mm under standard conditions, budget ones ±2 mm to ±3 mm, and all of them degrade somewhat at long range, in bright light, or against dark and shiny surfaces. For floor plans, EPC floor areas and survey work, any of those figures is comfortably inside what the job needs — a Victorian wall isn’t straight to 3 mm anyway. Repeatability and knowing when a reading is suspect matter far more than the headline tolerance.
Laser measure vs tape measure — do I still need a tape?
Yes, and I carry both every day. The laser wins for anything over about two metres, anything overhead, anything across a room you can’t walk through, and any measurement you take fifty times a day. The tape wins for short work — reveal depths, joist spacings, skirting heights — for anything curved, and for anywhere the laser has no clean target. A 5 m pocket tape plus a laser covers everything a domestic survey throws at you; neither replaces the other.
Can laser measures do floor plans?
The measure itself just produces numbers, but paired over Bluetooth with an app it becomes the front end of a floor-plan workflow. Do laser measures work outside in sunlight?
They measure fine; the problem is your eyes.
