The drone has quietly replaced the scaffold tower quote. Here’s how a working surveyor sizes up the market, what the CAA requires, and why the sub-250g class is the one to buy.

Every surveyor has a version of the same afternoon. A chimney stack you can half-see from the pavement, binoculars steaming up, and a client asking whether the flaunching has gone. The honest options used to be a scaffold tower quote that cost more than the survey, a long ladder and a quiet word with your insurer, or the phrase “roof not inspected — no safe access”, which protects the surveyor and helps nobody else.

A drone changes the arithmetic completely. Ten minutes of flying from the back garden and you have sharp, dated photographs of the ridge tiles, both valley gutters, the flashings and the stack — from angles no ladder reaches — sitting in the report file before the kettle’s boiled. For the cost of one scaffold tower hire you own the aircraft outright.

But the market is full of drones built for making holiday films, and the specifications that sell those are mostly irrelevant to inspection work. What matters for a roof survey is regulatory weight class, stills quality, zoom reach and behaviour in the gusty air that every roof generates. This guide covers the models I’d actually put in the van, and — because it matters just as much — the UK rules for flying them legally over someone’s house.

Sub-250g means it sits in the friendliest regulatory category — you can fly it close to buildings and over the odd passer-by without an A2 qualification — while the sensor, 50MP stills and usable digital zoom produce photographs of mortar joints and lead flashings that you can defend in a report. LiDAR-assisted obstacle sensing earns its keep around TV aerials.

The rules, before the shopping

There is no drone “licence” in the UK, and there hasn’t been a separate permission for commercial work since 2020. What there is instead is a short list of obligations, and they shape which drone you should buy more than any camera spec does.

  • Operator ID. If your drone has a camera (all of these do), you register with the CAA as an operator — currently around £12 a year — and label the aircraft with your operator ID. This applies even below 250g.
  • Flyer ID. A free online theory test through the CAA. Legally required for drones of 250g and over; not strictly required below 250g, but take it anyway. It’s an hour of your life and it covers the airspace basics you’re expected to know.
  • The 250g line. Sub-250g aircraft (the C0/UK0 class) fly in the A1 subcategory of the Open category: over uninvolved people if unavoidable (never over crowds), and close to buildings. That is precisely the flight a roof inspection in a terraced street requires. Heavier drones drop into A2 — where you need the A2 Certificate of Competency and still keep 50m horizontally from uninvolved people — or A3, which demands 150m from residential areas and is useless for this work in towns.
  • Insurance. For any commercial flight, insurance compliant with EC Regulation 785/2004 (as retained in UK law) is a legal requirement, not a nicety. Coverdrone and similar specialist policies are the usual route; annual cover for a small operator is modest. Hobby flying below 20kg doesn’t require it, but the moment the flight is part of paid survey work, it does.
  • Airspace. Flight Restriction Zones around aerodromes catch people out constantly — around here, the Gatwick FRZ reaches over villages that feel nowhere near an airport. Check an app such as Drone Assist before every job, keep below 120m (a roof inspection happens at 15–30m, so this is academic), and keep the aircraft in sight.

One more thing worth knowing in 2026: Great Britain now has its own class-marking scheme for new drones, mirroring the EU’s C-classes. Everything below is class-marked or inside the transitional arrangements — but it’s another reason to buy current models rather than old stock.

How I judge a survey drone

Weight class first. The single most important specification is whether the aircraft weighs less than 250g at take-off. Below that line, the regulations let you do the job in an ordinary street; above it, you need the A2 CofC and even then more separation from people than a semi-detached plot allows. For most surveyors the decision ends here, which is why four of the six drones below are sub-250g.

Stills, not cinema. A survey photograph needs resolution and dynamic range — a dark slate roof against a bright sky is a brutal exposure test. High-megapixel stills modes and a larger sensor matter. 4K/120fps slow motion does not.

Zoom reach. The safe way to photograph flaunching, ridge tiles and stepped flashings is from a respectful distance with zoom, not by hovering an arm’s length from the brickwork. Optical telephoto is best (the Air 3S and Mavic 4 Pro carry real tele cameras); good digital zoom on a big sensor is an acceptable second.

Wind behaviour. Roofs generate their own turbulence — the airflow that curls over a ridge on a breezy day will push a light drone around just as you’re framing the shot. All the picks here are rated to roughly 10.7m/s (Force 5), but heavier aircraft genuinely hold position better. It’s the one honest argument for the bigger machines.

The boring bits. Battery count (three is the working minimum — buy the Fly More kit), reliable return-to-home, and obstacle sensing that notices television aerials, satellite dishes and washing lines, which are the actual hazards of domestic inspection flying.

Best overall — the regulatory sweet spot with a proper sensor

The top pick, as above, and the drone that finally removed the compromise. Until this arrived, sub-250g meant accepting a small sensor; now you get a 1-inch chip, 50MP stills, a rotating gimbal that will look upwards at soffits and the underside of parapet copings, and forward LiDAR that takes real anxiety out of flying near aerials. Budget one battery per elevation plus the stack and a full inspection fits comfortably inside twenty minutes. Mind the weight if you fit prop guards or a strobe — the 249g figure has almost nothing in reserve, and accessories can push you over the line into a different rule set.

The Mini 5 Pro’s arrival did the sensible buyer a favour: it pushed the Mini 4 Pro’s price down while changing nothing about what it can do. The 1/1.3-inch sensor is a step behind, but 48MP stills of a chimney stack from 10m away are still far beyond anything you’ll resolve through binoculars, and the omnidirectional obstacle sensing is the same generation of competence. If £700 is hard to justify for occasional roof checks, this is the drone I’d point most surveyors at.

The Air 3S carries two cameras: a 1-inch main sensor and a genuine 70mm medium telephoto. That tele lens is the surveyor’s lens — it photographs mortar beds, nail sickness and slipped flashings from 25m away without the drone ever going near the fabric. The cost is the weight: at 724g you’re in A2 territory, which means the A2 CofC (a day’s study and an online exam, around £100–£150 through a training provider) and more care about who’s underneath. For rural properties, churches and larger commercial roofs where the separation distances are achievable, it’s a better inspection tool than any Mini.

If drone inspection is a service line rather than an occasional convenience, the Mavic 4 Pro is the current ceiling of what a folding drone offers: a 100MP four-thirds Hasselblad main camera plus two telephoto cameras out to 168mm equivalent, a gimbal that rotates far enough to shoot upwards, and the wind confidence of a kilogram of aircraft. The image quality difference shows exactly where it matters — shadowed valley gutters, fine mortar detail, condition photographs a structural engineer can work from. Same A2 caveats as the Air 3S apply, and it’s a lot of money to leave in the van.

The Atom 2 is the budget pick that doesn’t require apologies. Sub-250g, 48MP stills from a 1/2-inch sensor, stable in a breeze, and a controller-based transmission link that behaves itself. The photographs are honest rather than beautiful — less dynamic range means burnt-out skies behind the ridge line more often — but for confirming whether tiles are slipped, a stack is leaning or moss is blocking a valley, it does the job for the cost of a single scaffold tower week. No meaningful obstacle sensing, so it demands more care around aerials than the DJI machines.

The non-DJI option — for those who’d rather not fly DJI

Some clients — particularly on public-sector and infrastructure work — have procurement policies that exclude DJI, and the EVO Nano+ remains the most credible sub-250g alternative. The 50MP camera with its unusually large 1/1.28-inch sensor still takes a good survey photograph, and it has three-way obstacle sensing the Potensic lacks. It’s an ageing design now and stock is thinning out, so prices swing; if a clean kit comes up at the right money it’s worth having, but I wouldn’t pay 2022 prices for it in 2026.

What actually matters — and what doesn’t

The drone aisle is merchandised for people making travel films, so most of the headline specifications are noise for our purposes. 4K at 120 frames per second is a slow-motion feature; a roof does not move. Subject tracking, quickshot modes and vertical-video formats are irrelevant. Top speed matters not at all — a survey flight is conducted at walking pace with long pauses.

What you are actually buying is a camera position. Spend on the sensor, on zoom reach, and on batteries — the Fly More bundles are the rare upsell that’s worth it, because a “34-minute” battery is twenty-two honest minutes once you’ve kept a reserve, and cold weather takes a further bite. A cheap folding landing pad is worth its £15 for launching from long grass and gravel drives. ND filters, carry cases shaped like handbags, and third-party “range extender” aerials are not.

Fly the camera, not the aircraft, near the fabric. The temptation with a new drone is to creep close to the defect; the discipline is to hold 10–15m off and let resolution and zoom do the work. Closer than that and you’re one wind gust from explaining to a homeowner why there’s a drone in their gutter — and rotor wash can lift a delaminating slate you’d rather have left in place.

Finally: the photographs are evidence, so treat them like it. Fly a consistent pattern — each elevation, each pitch, ridge, stacks, rainwater goods — and keep the timestamped originals. A drone photograph of a defect is only as useful as your ability to say where and when it was taken.

Questions I get asked

Do I need a licence to fly a drone for roof inspections in the UK?

No — there is no drone licence as such. You need a CAA operator ID (around £12 a year, displayed on the aircraft), a flyer ID if the drone is 250g or over (a free online test, sensible to take regardless), and you must follow the Open category rules. If your drone weighs 250g or more and you want to fly it near people — which any urban roof inspection involves — you’ll also need the A2 Certificate of Competency. Sub-250g aircraft avoid that requirement, which is most of why this guide recommends them.

Can surveyors use drones commercially?

Yes. The old PfCO commercial permission was abolished in 2020; the rules now depend on the aircraft and the flight, not on whether money changes hands. The one genuinely commercial obligation is insurance: any flight conducted as part of paid work must be covered by a policy compliant with EC Regulation 785/2004 as retained in UK law. Specialist drone policies from the likes of Coverdrone are inexpensive, and your professional indemnity insurer will also want to know drone-derived evidence is going into your reports.

What are the sub-250g drone rules in the UK?

A camera drone under 250g needs an operator ID but not a flyer ID, and flies in the A1 subcategory: you may fly close to, and where unavoidable over, uninvolved people, though never over open-air crowds. The 120m height limit, visual-line-of-sight requirement and Flight Restriction Zones around aerodromes all still apply — sub-250g is a lighter set of rules, not an absence of them. Note that the weight is take-off weight: a 249g drone with a strobe and prop guards fitted is no longer a sub-250g drone.

How much does a drone roof survey cost?

Commissioned as a standalone service, a domestic drone roof survey typically runs £150–£300 depending on the property and how far the operator travels. As part of a full building survey it’s often simply how the surveyor now inspects the parts of the roof that used to be “not accessible”, at no separate charge. Compare that with scaffold tower hire at £300–£600 a week plus erection, or a cherry picker at similar money for a day, and the economics explain themselves — which is also why a £650 drone pays for itself within a handful of jobs.
