Dominic Bowkett is a one-person practice based in Hartfield, East Sussex. Building surveys, Energy Performance Certificates and PAS 2035 retrofit assessments — for homeowners, landlords and small developers across Kent, Sussex, Surrey and London. Written plainly, priced up front, walked, measured and signed by the surveyor on the cover.

A small independent practice.

One surveyor, working with homeowners, landlords and small developers. Every report I deliver is one I’ve walked, measured, written and signed — no juniors, no template-and-tweak, no white-label sub-contracting. Fees are fixed and agreed up front. Reports are written in plain English. The post-survey call to talk through findings is included in the fee, not extra. The practice is fully insured and DBS checked.

CABE is the professional body for building engineers and surveyors. Associate membership is granted on assessed evidence of qualifications and practical competence, and is conditional on keeping to the association’s code of conduct and logging continuing professional development each year. ACABE is the designation after my name on every report.

The RPSA is the trade body for residential surveyors specifically. It writes the survey products I deliver — the Home Condition Survey, Building Survey, Home Insight Survey and Buy to Let Survey — sets the practice standards behind them, and requires members to hold professional indemnity cover.

An independent redress scheme. If you are unhappy with an RPSA survey and my own complaints procedure has not resolved it, you can take the matter to the Ombudsman free of charge and have it looked at by someone with no connection to me. Details are on the complaints page.

TrustMark is the Government-endorsed quality scheme for work carried out in and around the home. I’m registered with it as a Retrofit Assessor, so PAS 2035 assessments are lodged through the scheme and the work sits under its audit regime — a requirement on most government-funded retrofit.

Elmhurst is one of the government-approved accreditation schemes that license energy assessors. I’m registered with them as both a Domestic Energy Assessor and a Retrofit Assessor — the accreditation that lets an EPC be lodged on the national register, and that puts my certificates under their quality-assurance sampling.

ECMK is a second accreditation scheme I’m registered with, again as a Domestic Energy Assessor and a Retrofit Assessor. Holding accreditation with more than one scheme means an EPC or a retrofit assessment can be lodged through whichever route a project, funder or client requires.

Particular focus on listed and traditionally-built stock. 002 HomeBuyer survey The mid-level Level 2 survey — the RPSA Home Condition Survey — for modern, conventional homes in reasonable order. Every element rated 1–3, photographed, plain English, with a surveyor debrief. The right survey for most buyers. 003 Home Insight Survey A seller’s pre-marketing survey your buyer and their solicitor can rely on — Level 3-standard condition plus conveyancing, environmental and climate-change risk. Cuts fall-throughs. From £700. 004 Buy to Let Survey The RPSA landlord survey — a full condition report plus a tenant health-and-safety review against all 29 HHSRS hazard profiles, with a separate DASH hazard review. EPC produced on the same visit. 005 Drone roof surveys Aerial roof inspections by a surveyor and CAA-registered drone pilot. Chimneys, valleys, flashings and gutters photographed close up — no scaffold, no ladders — with a plain-English condition report. 006 Energy Performance Certificates Domestic EPCs produced under RdSAP and lodged on the central register. Certificates usually ready the same day as the visit. 007 Retrofit assessments PAS 2035:2023-compliant assessments. Whole Dwelling, Occupancy, Condition & Risk, Improvement Plan. Fabric-first for older buildings. 008 Ventilation testing Domestic background ventilation testing as part of retrofit. All system types measured with a Testo 417 anemometer, so airflow keeps pace with the fabric work.

Surveying is a driving job. Two appointments can sit an hour apart on paper and be impossible in practice. Every booking tool I tried only asked whether the diary was empty — never whether I could actually get there. So I built one that does.

iCalendar.app checks real driving times before it offers a client a slot — around the day’s existing jobs, the school run and being home for dinner. It takes card payments, raises the invoice and logs the mileage for the tax return. It runs my own diary, and it’s now used by other surveyors, energy assessors and mobile trades.

I’m a co-director of EPC-NEARME.

Most people needing an Energy Performance Certificate have no way of telling an accredited assessor from a call centre. EPC Near Me fixes that: enter a postcode and you get the assessors who genuinely cover that town — each one accredited, insured and DBS checked.

Trainer & Assessor — Energy Trust

I train and assess the next intake of energy and retrofit assessors.

At Energy Trust I train and assess candidates qualifying as Domestic Energy Assessors and Retrofit Assessors — teaching the course, then assessing the portfolios and site work that decide whether someone is signed off to practise. Several hundred students so far, in the classroom and over Zoom.

Training keeps the day job honest. Explaining RdSAP conventions or a PAS 2035 risk assessment to a room of people who will be inspecting real houses next month is the fastest way to find the gaps in your own reasoning.

I hold the Level 3 Award in Education and Training (AET) and the Level 3 Certificate in Assessing Vocational Achievement (CAVA).
